ESRの開発型ファンドの資金を使い、約5,000坪以上の物流用地のソーシング及び取得関連業務。主な投資対象エリアは関東・名古屋・関西・岡山・広島・福岡。取得対象となる土地の用途地域は主に工業地域・準工業地域・商業地域。  開発許可取得までに必要とする関連業務を社内コンストラクション・アクイジション・リーガルチームと連携し、開発可能な状態にするために諸々まとめていく。  土地の売主との売買契約書の交渉・作成。  ブローカー・コンサル会社・行政との折衝。  建物の建築にかかる情報・各種制限・リスク等の共有及び問題解決。建築・環境・法務・税務に係わるデューデリジェンスのサポート。  アクイジションチームが対応する、投資委員会用メモの作成のサポート。  取得する用地を開発ファンドに組み入れるための立ち上げ関連業務: 収支確認、工事項目確認、スケジュール管理、関連する契約書作成等。   ESRは市街化調整区域の土地取得にも注力しているため、土地区画整理事業・地区計画の設定・用途地域の変更にかかる関連業務の経験があると尚プラス。 Using ESR's development fund funds, sourcing and acquisition-related work for logistics land of approximately 16,000 m2 or more. The main investment areas are Kanto, Nagoya, Kansai, Okayama, Hiroshima, and Fukuoka. The land to be acquired is mainly zoned for industrial, semi-industrial, and commercial use. Working with the in-house construction, acquisition, and legal teams to organize the related work required before obtaining development permission to make the land ready for development. Negotiating and creating purchase and sale agreements with land sellers. Negotiating with brokers, consulting companies, and government agencies. Sharing and resolving information, various restrictions, risks, etc. related to the construction of buildings. Supporting due diligence related to construction, environment, legal, and tax matters. Supporting the acquisition team in creating memos for the investment committee. Start-up related work to incorporate the acquired land into the development fund: income and expenditure confirmation, construction item confirmation, schedule management, creating related contracts, etc. Since ESR also focuses on land acquisition in urbanization control areas, experience in land readjustment projects, district planning, and zoning changes is a plus. 土地取得経験がある。物流用地の取得経験者はプラス(市街化調整区域の土地取得経験者経験者はプラス)。  高いコミュニケーション能力:ブローカー・コンサル会社含め社内外関係者とのコミュニケーションを円滑に行える事。   行政含め、社内外の折衝が得意な方。  スケジュール管理能力   宅地建物取引士の資格あれば尚可。 <その他> 物流用地取得の経験者ではなくても、商業施設・マンション・その他のアセットの土地取得経験者であれば検討可能。  物流デベロッパー経験者は優遇。    Experience in land acquisition. Experience in acquiring land for logistics is a plus (experience in land acquisition in urbanization control areas is a plus). Strong communication skills: Ability to communicate smoothly with internal and external parties, including brokers and consulting companies. Good at negotiating with both internal and external parties, including government agencies. Schedule management skills Qualification as a real estate agent is a plus. <Others> Even if you do not have experience in acquiring land for logistics purposes, you may be considered if you have experience acquiring land for commercial facilities, condominiums, or other assets. Experience as a logistics developer will be given preference.
