The successful candidate will source and manage complex leasing transactions from initial client engagement through deal completion, providing strategic advisory services to occupier clients across the industrial sector. Key Responsibilities Business Development Identify and pursue new business opportunities within the industrial occupier market Build and maintain a strong pipeline of prospective clients Develop relationships with key decision-makers at target organizations Participate in industry events, networking functions, and marketing initiatives Collaborate with JLL service lines to identify cross-selling opportunities Prepare and deliver compelling business proposals and presentations Transaction Management Lead industrial leasing transactions for corporate occupier clients Conduct comprehensive market analysis and property searches Negotiate lease terms, rental rates, and tenant incentives Manage transaction timelines and coordinate with stakeholders Prepare detailed transaction reports and recommendations Client Advisory Develop and maintain strong client relationships with industrial occupiers Provide strategic real estate advisory services aligned with clients' business objectives Conduct site inspections and feasibility assessments Present market intelligence and property options to clients Support clients through due diligence and lease documentation processes Market Expertise Maintain deep knowledge of South African industrial property markets Monitor market trends, rental rates, and availability across key industrial nodes Build relationships with industrial property owners and developers Provide market insights for business development and client advisory Essential Requirements Experience & Qualifications Minimum 5-7 years of commercial real estate experience with focus on industrial transactions Proven track record in industrial leasing transactions Demonstrated business development success with new client acquisition Professional qualification (NQF 8) in Property Studies, Real Estate, Business, or related field Valid Professional Designation Candidate (PDC) or Full Status with SAPOA/SACPVP preferred Valid driver's license and own transport Technical Skills Strong financial analysis and modelling capabilities Proficiency in property databases and CRM systems Advanced Microsoft Office skills, particularly Excel and PowerPoint Understanding of lease documentation and property law principles Industry Knowledge Deep understanding of South African industrial property markets Knowledge of logistics, manufacturing, and distribution requirements Familiarity with industrial property specifications and technical requirements Understanding of planning and zoning regulations Key Competencies Strong negotiation and deal-making skills Excellent written and verbal communication Client relationship management and business development acumen Analytical thinking and problem-solving abilities Project management and organizational skills Ability to work under pressure and meet deadlines What We Offer Competitive base salary plus performance-based incentives Comprehensive benefits package including medical aid and retirement contributions Professional development and career advancement opportunities Access to JLL's global platform and resources Dynamic, collaborative work environment #LI-LR3   Location: On-site –Johannesburg, ZAF If this job description resonates with you, we encourage you to apply even if you don’t meet all of the requirements.  We’re interested in getting to know you and what you bring to the table!
